Aeroterm starts cargo redevelopment at JFK with new facility

Aeroterm, the airport development subsidiary of supply chain real estate developer Realterm, plans to develop a 350,000-square-foot facility on more than 26 acres at John F. Kennedy International Airport (JFK). Aeroterm plans to break ground on the project in September, and complete it by the end of 2023. [caption id="attachment_96074" align="alignright" width="358"] JFK cargo rendering of Aeroterm project, photo courtesy of the Port Authority of New York and New Jersey[/caption] Aeroterm’s new project is the first phase of the airport’s larger redevelopment plan for Cargo Area D, and is the first cargo facility to be built at JFK in 20 years, Greg Russell, vice president of investments and developments, told Air Cargo World . Following the demolition of two existing buildings, Aeroterm’s new cargo facility will incorporate technology systems that increase operational efficiency, such as a material handling system to better utilize vertical space within the warehouse, said Russell. “Specifically, the type of material handling system that we will use is an ETV, or an elevating transfer vehicle,” said Russell. “We’re also looking at dock management systems so that we can — with our tenant — coordinate not only with the dock doors but also with the trailer storage parking spaces specifically designed into our overall site plan.” The facility will also have roughly 2,000 square feet of dedicated pharma space and cool-chain capacity, and will be equipped with compartmentalized coolers that offer varying temperature ranges, said Russell. He further noted that the most common coolers offer ranges of 2 C to 8 C or 8 C to 15 C. Cargo handler Worldwide Flight Services (WFS) will be leasing all 300,000 square feet of warehouse footprint, said Russell, and the remaining 50,000 square feet will be dedicated to office space. While the facility will be occupied by only one tenant, the building is designed to have the ability to be compartmentalized and subdivided for multiple customers, should the need arise, said Russell. Aside from pharma, Russell expects the facility to handle a diverse range of cargo, including electronic mechanical equipment, cars and perishables. In 2020, Aeroterm announced $150 million of funding dedicated to cargo development with $300 million set aside for airport development projects in North America, including the new facility at JFK. Currently, Aeroterm occupies two facilities at JFK, totaling roughly 430,000 square feet of space, said Russell. Aeroterm also recently completed a multitenant airside cargo facility at Cincinnati/Northern Kentucky International Airport (CVG) in March.
